United Kingdom - overview of the market

London, Europe’s largest data center market, accounts for 50% of newly contracted space. Consequently, London has the highest level of vacancy rates among major European markets. Current availability in London stands at 18.6% (Europe’s average is 15.3%).

London’s underlying economic conditions have continued to show improvement. High vacancy rates and ambitious expansions, however, are leading to pricing pressure. This is bad news for providers, but good news for customers looking to grab a bargain and willing to invest now. Meanwhile, IT providers themselves continue to play a leading role in the take-up of data center infrastructure, as customers increasingly feel comfortable with procuring cloud services from third parties, rather than hosting their own systems in-house. For example, Salesforce.com signed an agreement with NTT Europe to establish a data center to serve EMEA-based customers in the UK. Oracle is opening a new data center in the Thames Valley, specifically to support the company’s work for UK government bodies.

Forecasters indicate that total raised floor space in London will increase to 300,000 square meters by the end of 2015. This is because existing data center providers are developing adjacent sites and will result in the percentage of London space as the UK total to fall to 42% of the market. Yet, data center space outside of London is predicted to rise to 410,000 square meters of raised floor space in the same time period. Despite this, London will still account for the majority of revenue as a result of higher pricing per square meter.
