Dallas market at a glance

With its diverse economy, and Texas being on it’s own power grid, the Dallas market continues to see steady growth in the multi-tenant data center sector, with growing enterprise demand for wholesale and colo-cation data center space. Dallas, Fort Worth, and the surrounding areas (known collec-tively as the DFW Metroplex) are home to 19 Fortune 500 companies. This helps to create one of the largest concentrations of corporate headquarters in the USA.

Dallas’ economy includes the major industries of defense, financial services, information technology, life sciences, semiconductors, telecommunications, and transportation. The DFW Metroplex has 43 providers in 81 facilities throughout the cities and suburbs, some of which are colocation facilities located inside counted wholesale facilities. The two major multi-tenant data center facilities are in downtown Dallas roughly two miles from each other at 2323 Bryan and the INFOMART. ASB Capital Management and DCI Technology Partners own the INFOMART, which is one of Dallas’ largest buildings at 1.6 million gross square feet and is home to almost every top provider.

The DFW Metroplex has an abundance of fiber connectivity throughout from top providers such as AT&T, Verizon, Level 3 Communications, and CenturyLink. These connections, along with interconnection availability to 2323 Bryan and the INFOMART, allow providers to use space outside downtown in the suburbs of Irving, Carrollton, Richardson, Plano, and Lewisville to build new facilities.

Like most other markets, Dallas continues to be underserved, with demand continuing to outpace supply. The supply/demand imbalance is forcing growth in the market through expansions and new builds such as:

  • A large wholesale provider just added 248,000 square feet to the Data Center Park campus in Richardson. They have also acquired a fully leased 61,750-square-foot data center in Dallas.
  • A provider recently purchased a former semi-conductor manufacturing plant in Irving and plans to transform the 700,000-square-foot facility into a data center.
  • Another provider has expansion plans that, when completed, their facility will encompass a quarter of a million feet, supported by 22.5MW of critical power.
  • The steady growth of the multi-tenant data center sector is expected to continue into 2015, with known pipelines of 190,000 square feet in 2014.
